INVIT: INCOME FROM INFRASTRUCTURE ASSETS

The listed form of assets like roads, transmission and pipelines

Published by The Retail Trader · JUL 28, 2026 · AIF, PE & Alternates

An InvIT has the same structure as a REIT, but instead of property it holds infrastructure assets such as toll roads, power transmission lines or gas pipelines.

WHERE THE CASH FLOW COMES FROM

The revenue from these assets often comes from long contracts, such as toll collection, transmission charges or capacity payments. That makes the cash flow relatively predictable.

That cash flow is distributed to unit holders after expenses and debt servicing.

WHAT TO LOOK AT

These four things define its character:
• The remaining duration of the asset's concession or contract.
• Who the counterparty is, a government entity or a private one.
• How much debt there is at the trust level.
• How much of the distribution is return of capital and how much is income.

A PRACTICAL POINT

Many infrastructure assets have a limited life, and when the concession ends the asset reverts. So alongside the yield, it is essential to ask how many more years that yield will last.
